Closing Checklist for Buyers

• Buyer’s copy of purchase agreement

• Be sure to review your HUD-1 Settlement Statement prior to your scheduled closing date

• Funds for closing in the form of a cashier’s check payable to Suncoast Title

• Allow one hour’s time for review and signature of documents at closing

• Proof of purchase of fire and/or casualty insurance, etc.
• One legal form of photo identification issued by a governmental agency
   

Closing Checklist for Sellers

• Seller’s copy of the purchase agreement

• Invoices for any unpaid taxes, utilities, assessments

• Receipts for last payment of interest on mortgages

• Bill of Sale of personal property covered by the purchase agreement

• Any unrecorded instruments that affect the title

• One legal form of photo identification issued by a governmental agency
• Proof of satisfaction of any mechanics’ liens, judgments, or mortgages that were paid prior to the closing
